Question:

Once the cold weather arrives we have noticed that the fan starts dripping onto the floor in the bathroom even when we have not used the shower etc. Today for example there was no one home till late afternoon when I came home and went into the bathroom there was a small amount of water on the floor directly under the fan. How do I stop this from happening what would cause it and is this easily corrected?

Answer:

The duct leading from the fan housing to the roof deck appears not to be insulated. This duct has to have at least six inches of insulation over it and it should be taped. It should also have a couple of elbows in it rather than leading directly to the roof deck. When you insulate, make sure insulation goes from the fan housing right to the roof decking.
