Question:

Want to add an addition (approx. 22' x 20' ) from front room. Keep internal wall and add french doors to new addition. New entrance to addition to house. Require crawl space for ventilation etc. Excavation required. New addition will have Cathederal ceiling. New roof will be Dormer style (90 degree to existing roof). 1) Best way for structual information? 2) Hints on required drawings without big outlay of cash (if possible).Major concerns for this type of project?

Answer:

If you plan a crawlspace and you live in an area that has a 'heating season', make sure the crawl space is heated rather than its floor insulated. Your best bet for drawings is to get in touch with your local community college's trades faculty and let the students have a hoot doing your plans. You can then take the features you like and incorporate them into what you want to end up with. You'll save money and you know the plans will be acceptable to your local building authority. Unless you're part of the trades, your major concerns will entail legal advice in contracts and hiring a 'site co-ordinator' for the whole project.
