Question:

We are installing chain link fence on our property and I would like to know (generally speaking) what is the normal amount of down payment is to a contractor before the start the work? We have already given them more then half the amount. Should this not be sufficient until the work is completed. I'm not expecting it but I want to protect myself in case of a botched job. What is the status quo or unwritten rule if there is one

Answer:

For a contract like this there should be a schedule of 'step payments' - so much when the contract is signed, more when material arrives on site, and, depending on the size of the job, gradual payments as work progresses. No matter what amount it is, ten percent should be held back until thirty (preferrably 37) after all work is done and the job site cleaned up.

In the interests of retaining credibility that I worked several decades to establish and in fairness to all, I cannot comment on specific products, recommend prices, people nor companies for various projects.

Remember, even if you don’t do your own work around the house have to hire someone, you put yourself at a great advantage when you can intelligently discuss a project with the various trades people.
