Question:

I live in an Orleans, Ontario and recently my garage door came off its track. While fixing it I found a crack 1 inch wide 6x6' in the outside corner of the floor. The concrete wall itself has also cracked about 5 feet away from the house or right beside my front step. So the whole wall, about 15 feet, has dropped toward the street. After further investigation we found that the foundation had settled because the large Oak tree 20' away has taken the water from the clay. Two engineers agreed. Can I pressure grout the footing back into place or do I have to dig and jack it back into place?

Answer:

Regrettably, you'll have to excavate and underpin because footings are not that easy to deal with. Even underpinning is only done to hold that part of the structure from dropping further. From it, you can build up to support what is above it. You need an architect and an engineer to guide you and a very experienced mason.
