When the weather gets warmer, and snow begins to melt we have leaks coming through our ceiling, ventilation system and around the door frames on the second floor of our 2 year old house. We inspected the attic and observed two large black, rotten plywood sheets, dangerously wet trusses, and icicles hanging from the inside of the roof. In addition, there is leakage from inside the attic to the outside siding of the house. What do you think is causing this damage? Is it a ventilation problem, or perhaps a defect in the home's original construction?
Answer:
This sounds like a rather drastic ventilation problem and I'd want to take pictures so whoever does the corrective work can get an idea of how drastic it really is. I think I'd also want to talk with the builder or at least your local building authority about this - photos in hand, of course.
