Expert Q
Question:
I have bought a 70 year old country home and have changed all the wiring, plumbing, insulation, roof, etc. Basically, the only thing original is the existing exterior walls. The toilet in my son's bathroom leaks ever so often at the base. I talked to a plumber and he said that the wax ring may need to be replaced. I have done that and tightened the toilet as you have suggested several times on the radio. It is secure and doesn't rock at all. The leak appears right at the front base. I am wondering if there might be a "hairline crack" in the bowl? But since the toilet only leaks a few times a month and in very little quantity, maybe this isn't the case? This is a very annoying (and somewhat smelly) problem.
Answer:
You've addressed the problem from one end too many times for there to be a mistake. My suggestion is to check how well the flange is sealed to the waste pipe underneath it. You might even try opening things up a bit and then introducing a bead of silicone caulking compound.
