The pressure in the hot water tap and shower, in the basement bathroom, falls off when the water is on, and we have to keep adjusting the taps to have warm water. What do we need to do about this?

The seat of the valve expands as it heats and that tends to restrict water flow so there isn't a whole lot you'll be able to do about it.
