Question:

Tem years ago during a renovation, we wound up with copper pipes that ran for a few feet over an unheated area and we experienced frozen pipes. To fix the problem, the contractor installed electrical heating tape permanently wired in. the product used was Self-regulating. At any rate it seems to have worked for 10 years without a problem but now my wife is concerned that it might become a fire hazard. Should I be concerned at all? Should this be replaced after 10 years (it's in a very hard to reach spot above facia and insulation and vapour barrier and all that)? Or are we okay and should rest easy?

Answer:

You'll have to have an electrician take a look at it soa credible answer can be provided to your question and give you peace of mind one way or another.
