Question:

We live in a 2 story, 14 year-old house in Richmond, Ontario, where we use well water. The problem is that there is low water pressure inside the house. For instance, if the washing machine is running, there isn't any water at the kitchen tap - not even a drop. I thought that the problem might be the tap washers, but the new tap in the laundry room in the basement has very little pressure itself. The water pump is a 1/2 hp model, and there is a pressure tank too. I've been told that the pump needs replacing. The pressure gauge on the pump currently reads 80 PSI (no kidding!). How can that be when there's very little water pressure coming out from every tap? What do you suggest? Should I replace the pump or have the pressure tank re-pressurized?

Answer:

There could be a problem with the pressure tank but recently, I ran across a situation where I thought it had to do with the regulator but in fact, the water softener had not been serviced for a long, long time and as soon as it was properly serviced (back-washed, some parts replaced, cleaned up, etc.) everything went back to normal. An 80 PSI reading can cause real problems with all the solder joints in your system so you might want to address this very, very soon.
