I'm trying to control the humidity in my basement and not succeeding. Last year I installed a unit that draws the moist air from the floor level and vents it to the outside. I have an air exchanger that I set for day or night venting, installed in the hallway next to the stairs leading to the basement is a ceiling fan forcing air downwards and recently have placed a fan in front of a basement window to draw in fresh air at night and have had to add a conventional dehumidifier to reduce the humidity to around 55-60%. The basement has finished walls and bare concrete floor. I have a walk-in cedar closet that the content smell mildew.
You're doing all the right things so the moisture may very well be more than just humidity. Check for leaks.
