Question:

I have a two story home with a second-floor porch, covered by a roof but with open sides. The area below the porch has been closed in & is used as a small room. When it snows in on the porch and the snow melts, it seeps down into the room below. How do I seal the porch floor to prevent this?

Answer:

The transition from roof to wall will have to be dismantled and cleaned very well before a patch can be credibly applied to it. Unless you clean it all very well, it will keep leaking every winter.
