We buildt a new two-story Duplex with an observation deck (which we tiled)as a third floor (access is up through an hidden attic stairwell). The house was roofed with a metal roof by roofers who are long gone. We moved in July of this year. We have had no leaks until Destin received two major tropical depressions within the last month. It seems the leaks come from blowing rain or a lot of rain at one time. Ten leaks the first time, all in a general area. The ceilings are in different heights in this general area. Leaks coming out of a smoke alarm and through seams in the drywall up in the ceilings. My husband feels he has fixed six of the leaks but we still have four leaks left (we had a rain storm three days ago). Is our problem fimilar to you? Do you have any suggestions that we can try ourselves?

Metal roof design is such that only via perforation of some kind (fasteners loose, ridge cap flapping, etc.) can they leak. There's another possibility; two pieces overlapped at the ends to make one continuous sheet. This though would demand that rain be blown at the roof from the appropriate direction. If you have access to the attic, you can get up there with a flashlight (not a plugged in light) when its raining and follow the leak upward and probably horizontally to determien exactly where it is.
