Question:

My low pitch tar and gravel roof 2:12 pitch. It is 14 yrs. old. Last summer I had a leak and had it repaired. Is my roof coming to the end of it's lifespan? This is my first question. Second question is from the articles I've read on installing metal roofing is that my roof is too low pitch. They recommend 3:12 and above. I'm leary of getting another tar and gravel. Can you recommend any other type of roof?

Answer:

A properly installed tar and gravel built-up roof is probably still going to be your best bet. I cannot accept that there were 4 layers of tarpaper on a built-up roof that lasted only 14 years. Perhaps a bit more research into the tradespeople that are going to do it would be in order.
