Problem: need new roof, area, 5000 sq. ft. (4 foot overhang all around bungalow), pitch, about 2 1/2 - 12. Have had $37,000 quote for metal roof; also have had suggestion of "modified bituminous". Don't understand how that works. The metal roof people tell me it goes on over the existing shingles, and I know what you think of that idea. Also contemplating having no eaves trough. Am told, that the overhang, being cold, causes the ice build up. The modified bituminous roof would be around $21,000, The least expensive, asphalt shingle, would have to have "ice and water shield" over entire roof. What are your suggestions?
Answer:
I have a problem with the bituminous product and as you already know, I have a problem putting one product over top of another, but other than that, you're on the right path. I'd look seriously at the asphalt shingles applied in low slope fashion with ice & water shield all the way to the top.
