Question:

I have a crack in my garage floor that goes from one side of the opening to the other.It is about eight inches in from the edge. The garage is attached to the house,and the house was built four years ago. I had the contractor come back 2 years ago to patch a sink hole in the center of this crack ,that measured 12" in diameter. Now there is a crack around the patch, as well as across the opening.What is the cause of this? And how do I correct it?I believe there is a foundation under the door opening.

Answer:

It appears to be cracked along the sill line and as it shifted with the crack, the newer concrete that patched the hole separated from the old too. I wonder if the gravel that was put in to fill the undermined portion was well enough compacted before being covered with new concrete. There isn't much you're going to do about the cracks but I'd certainly monitor them and in time, you'll probably have to cut out the patch again and put in more gravel before pouring a new one. The crack along the sill line will probably be there forever - unsightly but the floor shouldn't sink much more.
