Question:

I am currently looking to build a home, and have a land plot picked out. I am wondering if there are clear signs that you should not build on a piece of land, and if so what they are. I am mostly worried about water and keeping a dry basement for the long term.

Answer:

There are a few things you should do before even getting the house plans. First and foremost, is there potable water on the land becuase, no potable water means no mortgage so even if you pay cash for everything, when you go to sell it at some future day there'll still be no mortgage for the purchaser. Second I guess is to determine how far down the water table is because if you build on a swamp or near swamp, you certainly will threaten a dry basement. Talk to your insurance people about coverage for everything and to the local department of the environment about waste disposal and your local building authority about what is what is not permissable to build in your area. This is just the beginning, your lawyer will have a lot more to tell you.
