Question:

I am planning to put up a two car garage this summer. What type of foundation should I put it in? I intend to put in a cement floor. What should I put down for a sub-base for the floor? I will not be able to get a cement truck into our cottage, so will end up mixing the cement myself. Should I use re-bar in the floor or steel mesh?

Answer:

Let's attack this from the back end. Yes, you will need a building permit. That will answer a lot of your other questions too. I'd use a concrete pad rather than going with footings all around. The only thing there of course, is that you'll be better off making the soffits wider than normal to ensure roof run-off doesn't migrate to underneath the whole thing. Under the pad, I'd probably use 2" rigid foam insulation and lots of compacted gravel. I appreciate that you may not be able to get a truck in there but you can certainly get a compacting machine in even if its just a vibrator type.
