Just found your website. WOW! Have checked your Q/A and couldn't find one that suited our needs. We have a 10 1/2 year old bungalow w/crawl space and as it settled thru the years the 'inner wall' (half way between front and back of house) during the winter time - shows a separation gap at the ceiling area of up to 1/2", possibly the result of ground frost and during the warmer weather the gap mostly disappears. Questions: a) can interior wall supports be attached to roof trusses to eliminate problem? b) could/would something else go wrong if this was done? c) would 'floor jacks' in crawl space help and if so what is best way to install? As we are seniors and not capable of doing this work ourselves what 'type of contractor' has the expertise to do this kind of work and can you recommend someone in the Smiths Falls/Merrickville area to do this work?
Answer:
In fairness to all, I try to stay away from recommedning people or companies so you might want to do a bit more research on your own there. As far as the ceiling/wall joint goes there isn't a whole lot to be done about your situation because it comes from having ceiling drywall fasteners too close to the walls. The framing lumber in your house is spruce same as most others int he area and this wood is very sensitive to moisture content. In winter when there is less mositure in it, it shrinks and pulls the ceiling strapping away from the wall. This causes the open seam you describe and short of re-doing the whole thing, it will continue.
