Question:

I have 18 yr old natural oak floors? I tried sanding them and staining them dark, however it seems around the edge there were cross cuts against the grain and it look like black lines so I resanded them back and put latex varnish? My tenant was in the house one year and the floors look worse than before I sanded them...could you please advise what is the best method of refinishing oak floors it is a very notty looking oak not a refined oak....what grid of sandpaper etc. Before I used to fine and when I tried staining the stain would not penetrate.

Answer:

To do a proper sanding job on hardwood, you hve to use a machine called an 'edger' with at least 100 grit paper. This is one of the reasons I never recommend this as a DIY project. The pros know what to use and how to use it while you and I, with little if any experience with these machines, do not.

In the interests of retaining credibility that I worked several decades to establish and in fairness to all, I don’t comment on various (building, electrical, plumbing) codes, brand-specific products, recommend prices, people nor companies for various projects.

Remember, even if you don’t do your own work around the house have to hire someone, you put yourself at a great advantage when you can intelligently discuss a project with the various trades people.
