Question:

I have a potential problem with the house I just bought. My metal roof has rubber and tar roof material at the ends all the way around to prevent water penetration from standing water. The seems are now coming apart and the moisture is trapped between the metal and rubber roof creating a rusting problem. Should I tear off and replace the rubber roofing part and then sand down the rusted portion or should I reseal and forget about it?

Answer:

Re-sealing will not be a long-lasting solution. I'd want a professional roofer to look at it and ask him to do one repair. Once you see how its done, you can do the rest yourself but you need someone to determine just how much of the old sealant you'll have to deal with.
