We have a two story, 16 year old home with a walkout basement in the rear. I repaired a crack in the (stepped) foundation but it appears that the crack was an indication that the front of the house has sunk. To complicate matters the floor joists in the living room have cupped and bent down so that it is difficult to determine how much it has sunk. I have contacted the original builder and he recommended that the flooring be removed in the living room and shimmed from the top, then replace the flooring. This may fix the living room floor sagging but does not appear to be the proper fix to me. Could you please recommend a name for me to contact that will be able to correctly assess the problem and give me a realistic estimate.
