WE seem to have bought a house with a fairweather garage door. It works well in the nice weather but won't behave when the temperatures dip. Sometimes helping it manually works but now it won't stay closed even when we hold it. It takes several trys to get it open and then resists closing all the way. Is it the motor, cables of sensors? Can it be fixed or does it need to be replaced?

It could be something as simple as a poor connection inside the switch and your most drastic measure should be to replace the switch and possibly a sensor.
