How does one prevent the caulking around the bathtub and windows from going black and having to be replaced regularly?

Answer:

By ventilating every room very well. The bathrooms should each have 110 CFM exhaust fans vented to the outside and there should be a good ceiling fan in the uppermost hallway. That fan should be blowing air downward at slow speed and it should never be turned off.
