Question:
I have a flat roof that was leaking around a plumbing stack in 2002, they fixed it with hot tar then but this year it went again.& they were only up there for a few minutes with some sort of glue that did not work. Now they say I should replace the hole roof since the repair no longer works...... They said they could fix a larger area for $1300 but maybe I should go for a new roof? Is this a bad time of year, should I try to get to spring with the more expensive repair? I've called two other places for estimates to repair and/or replace. this is in a tenants unit so....I belive the roof is about 17yrs old.

Hello,
Flat roof repairs or replacement can be carried out year round provided it is not raining or snowing. Cold weather does not affect the repair / replacement as long as the substrate is dry.
Sometimes the membrane can be beyond repair. The membrane becomes very brittle and saturated with water preventing the repair material to adhere properly.
