Question:
I have an intermittent leak in my garage which appears to come from the roof. Garage is part of a townhouse unit. There is drywall and pressboard overhead, so I cannot see exactly where the leak comes from. It does not occur every rainstorm, seems mostly to be when the rain comes horizontally toward the house. (Evidence: rain hitting window above porch) It also occurred when there was some rain, followed by snow, which then melted. Also noted water coming out from under the siding on my front porch on a wall that is part of the garage.
My neighbour has tried putting silicone to seal around the flashing, and at some of the siding joins.
Someone suggested to me that this may not be a roof leak, but rather a siding leak.
How can I tell, or who do I need to consult with?

Answer:
If water is coming in only when it’s driving rains then it’s more then likely a siding or window problem. Examine around windows to see if there is caulking. The best way to determine where the water is coming from is to perform a water test with a garden hose. When testing spray one isolated area at one time and make sure to imitate actual rain fall. If there is a siding or window problem it will leak when test is preformed.
