Question:
Hi Anthony,
I have a low slope roof 3:12 and have had different roofers say different things - need a tar and gravel roof, a membrane roof or a shingle roof can be done. What is the best recommendations? Thanks.
Answer:
All recommendations are correct and will work, but each has a different cost. I don't recommend a tar and gravel roof for residential, only because of how it looks. The best would actually be Modified bitumen A.K.A Torch Flex witch is a rubberized membrane applied with heat. This type of roof is very costly. The other alternative is a shingle roof with 100% GRACE ICE & WATER shield installed on decking. This method is very affective but the roof will only last around 10-15 years. Tar and Gravel is around 10-20 depending on installer and 12 year Manufactures warrantee on material but should last 20+ years. It all depends on your budget.
