Question:
A few years ago we purchased a house with a flat roof which now is about 17 years old, the roof that is. This spring we experienced a small leak in on of the bedrooms. The leak is being taken care of temporarily by a tarp while we debate options.
We think that one of our options might be to replace the flat roof with a pitched roof.
Our house has cinder block walls that go right up to the roof, and the roof area is 22 X 26. Right now there is very little insulation in the roof and there is no access to the attic area which is non-existent.
So we are thinking that adding a pitched roof would reduce future roofing repair costs and possibly get us some insulation in the attic.
It seems that it would be quite straight forward to put a pitched roof over a flat roof. But this is not my area of expertise. Is it reasonable to consider sucha conversion or are we looking at at lot of addtional problems and huge cost?
Any thoughts would be greatly appreciated.
Thanks
Elliot
Answer:
I think a conversion from a flat to a sloped roof is an excellent idea. The cost to re-do your flat roof is much more then a shingle roof. If there isn't proper insulation and ventilation it can cause further problems in the future. Truthfully, what you would be spending to re-do your roof isn’t worth it, spend a little more and you'll be thankful.
