Question:
Dear Sir,
I have a two story home that is newly constrcuted.(4 years ago)
I have continuous perfroated soffit vent and ridge vent.
I have slight problem with some attic condensation. I have a cathederal ceiling in the master bath with some recessed ligthing. Every Nov. and Dec when we get an extreme temp. change. I get moisture that drips down thru the one "can light". I have noticed some balck mold that is forming on the one bay in the attic above the cathederal ceiling on the roof deck. It is only in this one area and it apprears the warm air is getting trapped there and condensing on the deck. The cathederal ceiling has the baffle plates installed for ventilation but I DO NOT have vented soffit or ridge vent on this one dormer area. DO you think if I add the ridge vent and perforated soffit to this area that it will solve my problem? What else can i do? Sorry for the long post but I wanted to give you the best idea what is occurring. THanks

I couldn't have answered this question better myself. That’s exactly what you have to do. Install a ridge vent and most defiantly have perforated soffits. You can't have one without the other. Your attic is a perfect example of pure ventilation. Without venting, heat and moisture gets trapped in the attic causing condensation and mildew. You will see your problems evaporate away.
