Question:

Hello Mr. Steele, I am going for my pre delivery inspection on Monday March the 21st. Could you please let me know what I should look for when inspecting the bathrooms (caulking, faucets, toilet, etc...)? Also, I noticed that there are no tiles underneath the vanity. Is this normal? Thanks a bunch!

Answer:

In a new condo the home owner warranty will cover you for any installation problems. A quick inspection is not likely to show problems; if any exist they will become apparent as you use the bathroom. The items you mentioned are all appropriate to check to see if they are installed and appear to be working properly; as noted the true test is using them over time. Tile under the vanity is an installers choice. We typically install tiles under the vanity for two reasons. It requires less cutting and labour to install the tile that way and it does not leave a foot print of the vanity on the floor if for some reason you should ever decide to replace the vanity with something else.
