Question:

Hi Robert, I live in a home in Saskatoon built in 1928. I would like to insulate the basement increasing the R value. The basement was develop-ed in the 60's using 2x4's flat to ext wall and drywall with no insulation between. I would like to bend your ear for your opinion on the most cost efficient metheod, maximizing R- value and minimizing work. Would i leave present wall in place or rip out starting over again Thanking you in advance, Bob

Answer:

First stage would be to ensure that the wall has been framed properly. (i.e. standard 2x4 construction) If the wall has been framed out properly, I suggest using the existing framework since you will be able to insulate to a minimum of R12 with the standard 2x4 frame. You may also choose to insulate with both batt insulation and a rigid to improve the insulation value to R20. Don't forget to insulate the header area as well since this is also a major source of heat loss. Also ensure that any and all exterior wall penetrations are properly caulked and sealed (dryer vents, gas lines, hosebibs, electrical service, cable, etc.). Make sure that vapor/air barrier is used and extends up to include the header area. Insulation should not be full height ( by that I mean all the way to the floor) to allow for some air circulation to prevent moisture buildup. R. Hill AmeriSpec Inspection Services
