Question:

We are planning a renovation to a detached garage, located on a concrete slab which is about 10' from the main house through a breezeway. We want to enclose the breezeway and make it a usable room. In addition, we wish to finish the garage to turn it into a 2nd kitchen and great room. Can this be done. Currently, there is water to the garage, but no heating in it and no apparent drainage readily apparent around the garage slab. Have you ever seen this done. Our home is a tudor old style home and we wished to preserve the heritage of the look of this home and not expand beyond the already built home. Thank you for your input. I have seen garages converted to living space when they were attached to the home so running services was easier. 1. Plumbing. you will need to attach drains to the sewer line. Soil water from the kitchen will need to be drained and a venting pipe will have to run up through the roof. Try to locate the kitchen as close as possible to the house. Water supply will be easier but you will need to run the lines through a heated space so the water doesn't freeze before it reaches the new garage space. 2. Heating, there are several ways to heat the space. Not seeing the project I will assume that you have a high ceiling in the garage this will give you the option of raising the floor space to run plumbing and heat vents under the floor. You will need to talk with a heating specialist to ensure your furnace can support the extra space and how best to run a heat supply duct. The floor in the garage probably isn't evenly sloped. Another option would be to install radient floor heating system for the garage and breezeway space and pour a level concrete surface for your flooring finish. This would not be dependant on the existing furnace. 3. Surface Drainage. It would be wise to insall a weeping tile around the perimeter of the garage to ensure surface water is removed from around the slab to protect the space.
