Question:
i am looking to renovate a bungalow in scarborough that was built in the 50's in the warden/ellesmere area. I am looking to remove the wall between the kitchen and living room to make it open concept. Is this possible..??
Answer:
Anything in renovation is possible...given the right budget!....
Having said that the first thing to determine is if the wall is a supporting wall. If yes, it can be removed, but the structural support has to be replaced with other structural elements.
For instance (after temporarily supporting the upper floors) the wall can be removed and replaced with a beam and stratigically placed posts. There are a number of material options for doing this so make sure you talk to a architectural technologists or some other qualified person to help you to determine the best options for structural supports.
If the wall is not a supporting wall, determine if there are any plumbing/heating and electrical services running through the wall and remove the portion you want. You will need to re-locate any services and repair the floor, walls and ceiling etc.
I hope that helps. Call if you have any further questions.
Happy Renovating...
