Hello Erin, We live in a 70 yr old home, and we want to do the following: replace windows and install patio door, replace the main floor hardwood and repair a crumbly basement wall and moisture problem. We are heated with hot water rads. In what order would you suggest we do these 3 projects. Thanks Jo-Anne B

Jo-Anne If the crumbly basement wall is putting your house in jeapordy I would definitely address that first. Have a basement expert assess the damage. There are many techniques to repair, but with the age of your home I think you should repair and prevent any further problems. The basement is a very crutial part of your home's structure. Keep it healthy and your home will be better off. I believe the next priority would be the windows. First I want to make sure you know that the Canadian government office of Energy Efficiency and CMHC if offering rebates for home efficiency improvement. You have to get an efficiency inspection performed before you do ANYTHING, then they re-inspect after you are finished and your grant is based on the scored improvement. So if you are planning to do the windows anyway, I would recommend having an inspection so you get 1) get a handle on the efficiency of your home and 2) get some money back. The OEE program is called Energuide for Houses at http://www.oee.nrcan.gc.ca/houses-maisons/english/choice.cfm and the CMHC premium refund program info can be found at http://www.cmhc.ca/en/moinin/moinbuho/moinbuho_022.cfm Suggestions will be offered by the inspector for additional steps to improve you efficiency, which in the end allows for a possible larger rebate and savings on your utility bills. The hardwood floor would be my last project, to be co-ordinated carefully based on the room it's in and and the technical 'replacement' requirements.
